Where we work most weeks

D11 covers a mix of housing stock — older council-built terraces around the village and the Avenue, mid-century semis along Mellowes Road and Glasnevin Avenue, the Ballymun regeneration housing built post-2005, and the industrial belt running from Jamestown across to Tolka Valley. The trade calls cluster around half a dozen pockets:

  • Jamestown Industrial Estate and the units along Tolka Valley Road — yard gates, skip-truck repairs, daily callouts from neighbouring units
  • The Finglas village high street and Mellowes Road — chipper and takeaway side gates, bin-store enclosures, sliding shutters
  • The Glasnevin / Hampstead / Iona triangle — older terrace railings and Georgian-pattern gates
  • Cappagh and Poppintree estates — fence-line repairs, walk-gate hinges, communal bin compound steelwork
  • Ballymun Main Road and the Plaza — new-build commercial fit-out balustrade, café and food-court stainless
  • The Tolka Valley industrial belt — daily small commercial repair, RSJ work on warehouse fit-outs

What an D11 callout actually needs

Four categories make up the bulk of D11 work. We've stocked the van for all of them.

  • Side gates that won't close. The single most-rung-about job. Terraced housing on the older streets has 1970s pre-fab gates whose hinges are mild-steel against galvanised post — the dissimilar metals corrode and the hinge plates pull. Re-plate, re-shim, twenty minutes apiece.
  • Chipper and takeaway bin-store gates. High-use commercial gates take a beating; the corner welds break first. We do a regular maintenance rotation for two chippers in the village.
  • Skip-truck and tipper frame repairs. Two skip yards in Tolka Valley are on weekly maintenance with us — chassis cracks, hoist-frame fatigue cracks, sub-frame brackets.
  • Knock-throughs in 1960s semis. A steady stream of RSJ retrofits on Mellowes Road, Mellowes Avenue, Cappagh Road semis being knocked through for kitchen extensions. Engineer's calc led, EN 1090 EXC2 cert on completion.

Typical response time in D11

  • Weekday 08:00 – 17:00: same-day in most cases, average 1.5 hours from confirmed booking to arrival
  • Weekday evening 17:00 – 19:30: next-morning slot, prioritised
  • Saturday morning: workshop drop-offs accepted, mobile callouts by exception
  • Emergency (commercial gate won't close, fire-escape damaged): inside 90 minutes during working hours

About 65% of D11 calls received before 11am get a same-day slot. The bigger fabrication jobs (replacement driveway gate pair, full railing run) schedule three to four weeks ahead like the rest of the diary.

Commercial sites in D11

We've a tighter relationship with three yards in Tolka Valley and one waste-management contractor in Jamestown — between them they're about a fifth of the diary by hours.
