Where we work most

Sandyford is overwhelmingly commercial — tech-tenant offices in the Beacon and Sandyford Business Park, fit-out work in the Central Park towers, R&D facilities in Stillorgan Industrial Park. The residential edge is mostly post-2000 estate housing around Leopardstown and Stepaside. Patterns:

  • Sandyford Business Park — tenant fit-out balustrade, fire-escape compliance work, plant-room access steel
  • Central Park / Beacon Court — internal stair stringers for office fit-outs, mezzanine balustrade
  • Stillorgan Industrial Park — daily small commercial repair, plant-guarding, bracket work for warehouse tenants
  • Leopardstown estates — residential driveway gates, garden-room access stairs
  • The Beacon Hospital periphery — sub-contracted FM work on rail and bracket repair
  • Sandyford Luas line — terminal-end railing repair (occasional, via Transdev's FM contractor)

What a D18 callout actually needs

  • Office fit-out balustrade. Internal stair balustrade and mezzanine railings for tenant fit-out projects. Brushed stainless or powder-coated mild steel, glass-infill panels common.
  • Plant-room access steel. Ladders, walkways and access platforms for office building plant rooms. Galvanised, anti-slip checker-plate where required.
  • Fire-escape compliance work. Older fit-outs failing post-Grenfell-era inspections — tread re-attachment, stringer repair, fire-escape balustrade upgrades to current 1.1m + 100mm sphere rule.
  • Plant-guarding for warehouse tenants. Sandyford and Stillorgan industrial-park tenants need machinery guards, racking-impact bollards, dock-door bumper repairs.

Commercial site work in D18

For Sandyford commercial sites we have current Safe Pass and the standard PSCS documentation any main contractor or FM provider needs. RAMS available before any site induction. We've worked on subcontract for two FM providers in the area over the last six years.

  • Safe Pass + Solas/CSCS cards for Liam and Declan
  • RAMS (Risk Assessment Method Statement) supplied per job
  • €2m public liability cert through FBD — emailed inside the half-hour
  • EN 1090 EXC2 cert for structural balustrade and stair stringers

Typical response time

  • Tuesday and Thursday half-day runs are the norm — most D18 jobs scheduled into one of these
  • Same-day response: not generally available unless emergency (broken commercial gate, damaged fire-escape rendering an exit unusable)
  • Emergency response: ring 087 412 8830 — we will come, the callout in this case is €180 to reflect the off-schedule run
  • Fabrication / fit-out scheduling: typically 3–5 weeks ahead, longer in peak fit-out season (Aug–Nov)
